Over recent weeks regional commercial agency Holloway Iliffe & Mitchell has been instructed on in excess of 80,000 sq ft with a particular focus on mid-size industrial units.
Two sites to come to the market are in both the Petersfield area with over 24,000 sq ft available at Quin Hay Farm in Froxfield on a seven acre plot. This well located unit, currently occupied by agricultural machinery specialist John Seale, comprises a 16,000 sq ft steel portal frame workshop, with additional warehousing & stores and offices. The main workshop could be easily be reconfigured to provide smaller units as there are numerous loading doors providing ease of access.
The second site is 18,200 sq ft and located on Petersfield Business Park, Bedford Road. In addition to the warehouse there are also offices and an additional 10,000 sq ft (1/4 acre) enclosed external yard.
Both sites are available on a freehold basis with a combined value of £4m. However, a new fully repairing 10 year lease is also available for Bedford Road.
Holloway Iliffe & Mitchell director Stuart Mitchell comments: “We have recent noticed a shift in the market with some of our larger instructions now focused on the small and medium sized industrial units. The flexibility of the space would allow for multiple occupation, particularly at Quin Hay Farm, and these has resulted in plenty of interest from numerous potential occupiers.”
Less than 10% of the other recent instruction mandates has been for offices as availability across the region continues to be scarce with just over 6,000 sq ft from three instructions in Portsmouth and Petersfield. A further 24,000 sq ft of warehouse and industrial space, much of which is well located and of a high specification is also on offer as well as a good mix of retail units both in terms of location.
